Property tax burdens in the United States vary considerably, often catching homeowners off guard. Between 2019 and 2024, property tax bills surged by an average of 27.4%, leading approximately two-thirds of homeowners to face higher costs than anticipated. The median annual property tax bill nationwide reached $3,018 in 2024, yet this figure masks substantial differences even within individual states, demonstrating the complex landscape of real estate taxation.

The amount homeowners pay in property taxes is primarily determined by two factors: the assessed value of their home and the local effective tax rate. Interestingly, areas with the most expensive housing markets do not always correspond to the highest tax bills, and vice versa. For instance, homeowners in New Jersey contend with the nation's highest median property taxes, totaling $9,358 annually. This is closely followed by Connecticut ($6,688), New Hampshire ($6,667), and Massachusetts ($5,813). These states typically combine elevated effective tax rates with high property values, resulting in substantial financial obligations for residents.

Conversely, states like West Virginia, with a median annual bill of $881, Alabama ($1,064), Arkansas ($1,308), and Mississippi ($1,189) experience some of the lowest property tax burdens. However, low tax bills do not necessarily indicate low tax rates. Hawaii, despite having the most expensive median home price in the U.S. at $875,900, maintains a relatively low effective tax rate of 0.27%, making its property tax bills more manageable for homeowners.

Notable exceptions further illustrate this complexity. Texas homeowners pay a median of $4,108 annually, largely due to one of the highest effective tax rates at 1.40%. In contrast, California residents pay an average of $6,071, despite a more moderate effective tax rate of 0.70%. The variation becomes even more pronounced at the county level. Out of the top 20 counties with the highest median property tax bills, New Jersey accounts for seven, including Middlesex County ($9,712) and Hudson County ($9,555). San Francisco County in California leads the nation with a median bill of $9,862, driven by home values exceeding $1.3 million. Meanwhile, counties in Alabama and parishes in Louisiana see homeowners paying as little as $207 annually.

The highest property tax rates are concentrated in a specific region spanning New Jersey, upstate New York, and the Chicago suburbs. Camden County, New Jersey, leads with a rate of 2.47%, followed by Monroe County, New York (2.41%), and Gloucester County, New Jersey (2.40%). Given these fluctuations, many homeowners find their property tax assessments inaccurate, yet a significant majority (78%) have never challenged their tax bills, with over half (53%) unaware of their right to do so.

To proactively manage property tax liabilities, real estate experts advise prospective buyers to thoroughly examine a property's past tax bills, assess whether the local tax base is expanding or contracting, and be aware of when the next property reassessment is scheduled. Additionally, it is prudent for homeowners to budget an extra 5% to 10% above their estimated tax bill, providing a buffer against potential increases that often accompany rising home values.
